I've watched this one with interest and can see valid points on both sides
of the argument, here's a possible solution why not make the rule that elite
units are one pinning class HIGHER than they normally are. This represents
their kick-ass ability and close combat prowess. Also it keeps things
simple, makes elites worth something than they are now and eliminates the
annoying points you make while not making them supermen.

Thus in your terminator example, gretchen would not cut it against them,
something more would be needed, but they can still harass marines and other
"lesser" troops.

How's that?

OK, OK, but just imagine four terminator stands vs four gretchin stands
charging into CC.
Twenty cold-blooded elite veteran marines in terminator-one-inch-thick
armour forced to waste their twenty sustained fire bolters (not to say
assault cannons and cyclone launchers) because a pack of stupid greenies who
can't tie their shoes by themselves come shouting, ready to die with their
4+ Morale ( or should I point 5+ ? I remember gretchins being stupid and
insanly coward not suicidal fanatics ).

Under old rules, there was also a very common tactic with SM. You dropped
your troops behind enemy lines with gunshps, and if gunships survived next
turn, they could be used to pin vehicles by the rear side so they couldn't
fire at all: you loose 1 VP he wastes all his firing dice and becomes a
sitting duck ready to be fryed in Advance fire. Cheezie, huh?

That's not fair at all. If rules are not Ok they should be changed.

And yes, those were very extreme examples, but think about it.
